3.       Apartments in Oakland, CA: 21-unit apartments on .98 ac lot in high income area next to Highland Hospital.  100% occupied.  NOI $138K/yr.  $1.695M. 8% cap.
4.       Rite Aid in Roseville, CA: 17,700 SF drug store on 2 acres lot in middle-class Sacramento metro.  100% NNN lease till 2023 with no landlord responsibilities.  NOI $477K/yr with 10% rent bump every 5 yrs.  Price reduced to $5.781M.  8.25% cap.
5.       Lone Star Steakhouse in Trussville, AL: 5177 SF franchised steakhouse on 1.7 acres lot next to I-59 exit in middle class Birmingham suburbs.  New 15 yrs NNN lease.  NOI $134K/yr with 2% annual rent bump. $1.348M. 10% cap.
6.       Goodyear Auto in Kissimmee, FL: 6840 SF auto service center on 1 acre lot in growing and high income Orlando suburbs.  15 yrs lease.  NOI $151K/yr.  Price reduced to $1.89M. 8.06% cap.
