05-04: Walgreens, Tire Kingdom, Goodwill, Nextcare


Announcement: I have just reached a new major mile stone of 100,000 article views for my 36 articles related to Commercial real estate investments posted on Ezinearticles.com, a major Internet magazine.  These 36 articles are also published on 30+ other websites per one of my clients (I don’t know the exact number because I allow anyone to freely publish the articles as long as they keep my contact info on the articles).

  3. Walgreens in Fort Wayne, IN: 15,120 SF drugstore built in 2001 on 1.5 ac corner lot.  100% NNN- till 2021.  NOI $468K/yr. $6.038M. 7.75% cap. 
  4. Tire Kingdom in Jacksonville, FL: 5760 SF auto service center built in 1994 on .8 ac lot with easy access to I-95.  20 yrs absolute NNN corp lease till 2014 to a national tenant with 1200 locations.  NOI $102K/yr. $1.141M. 9% cap. 
  5. Goodwill Store in Riverside, CA: 11,517 SF single-tenant retail building in urban infill location.  New 15 yrs NNN lease.  NOI $158K/yr with 10% rent bumps every 5 yrs. $2.525M. 6.29% cap. 
  6. Goodwill Store in Glendale, CA: 13,400 SF single-tenant retail center in middle class area with easy access to I-5. New 15 yrs NNN lease to Goodwill Southern Ca with 65 locations.  NOI $195K/yr.  $3M. 6.5% cap. 
  7. NextCare Urgent Care center in Burlington, NC: 3307 SF medical office building on ¾ ac outparcel to a shopping center in high income area.  100% absolute NNN lease till 2014 to Nextcare Urgent Care with 50+ locations in 6 states.  Tenant, at tenant’s expense, has just completed renovations of the interior (this is an indication that tenant plans to renew the lease).  NOI $98K/yr.  $890K. 11.11% cap. 
  8. Retail Center in Grand Junction, CO: 14,400 SF retail center built in 2008 on 1.8 ac lot with US-50 frontage.  Shadow anchored by AutoZone and CityMarket grocery.  92% NNN leased to 6 tenants with 1200 SF unit available.  Current NOI $215K/yr. $2.5M. 8.6% cap.  Upside potential when 100% leased.
