  1. Rite Aid in Bowling Green, KY: 14,565 SF drug store in a fast growing city.  20 yrs absolute NNN lease with 15 yrs left.  NOI $354K/yr. $4.165M. 8.5% cap. 
  2. Retail Center in Miami Gardens, FL: 20,810 SF retail center near Miami Dolphins stadium in Miami metro.  Across from Walmart.  Anchored by Office Depot with NNN lease till 2023 with 90% of the space.  100% leased to 2 tenants.  NOI $343K/yr.  $4.6M. 7.47% cap. 
  3. Shopping Center in Las Vegas, NV: 13,790 SF retail center on 1.65 ac parcel in booming upper middle class area (1000% since 2000, AHI $88K/yr in 1 mile).  1005 NNN leased to national, regional, and local tenants including: Dunkin Donuts, Affordable Dental and Firehouse Subs.  NOI $250K/yr. $3.334M. 7.5% cap. 
  4. Comfort Suites in Salem, OR: 86-unit Comfort Suites just off I-5.  NOI $553K/yr.  Price reduced to $5.65M. 9.5% cap. 
  5. Shopping Center in Bonsall, CA: 30,955 SF 6-building shopping center built in 1984 on 2.85 ac lot in Northern San Diego county.  93% leased.  NOI $275K/yr. $5.5M. 5% cap. 
  6. MOB in Carmichael, CA: 9385 SF medical office building on 1.6 ac lot in Sacramento metro. 78% leased.  NOI $89K/yr. $850K.  10.47% cap (Note: probably pro forma figures). 
  7. Motel in Kissimmee, FL: 196-unit motel on 5.7 ac lot in Orlando metro.  Only 96 unit are in rentable condition.  The other 100 units need to be renovated at $3000/unit.  NOI $405K/yr. $2.7M. 15% cap.
