Below are the most commonly used acronyms:

  • AHI: Avg. Household Income.  National average is about $55+K/yr.
  • NOI: Net Operating Income.  It’s the income after all expenses (prop taxes, ins., maintenance) paid.
  • NNN: Triple net lease in which tenants pay taxes, insurance and maintenance expenses.
  • NNN-: Triple net lease with landlord responsible for roof and structure.  Used by Transmercial only.

  3. Krystal Burger in Trussville, AL: 1915 SF fast food restaurant on 1.3 ac lot next to I-59 on/off ramp in affluent Birmingham suburbs (AHI $107K/yr).  New 15 yrs absolute NNN lease to  a  franchisee of Crystal Burger, regional tenant with 360 locations.  NOI $120K/yr with 10% rent bumps every 10 yrs. $1.5M. 8% cap.

MOB in Fort Meyers, FL: 15,488 SF single-tenant class-A medical office building on 1.43 ac lot in fast growing area.  New 7 yrs absolute NNN lease to 21st Century Oncology, a Multi-billion dollar provider of cancer care services with 300 locations in 7 countries.  NOI $345K/yr with 2.5% annual rent bumps. $4.065M. 8.5% cap.
